sources
How Verity sources numbers.
Verity uses a figure only with its receipt: who published it, the period it covers, and the place it describes.

where she looks
Recognized authorities only.
- FHFA House Price Index, read straight from its quarterly file (California metros for now)
- Census Bureau, American Community Survey, read from its API (California counties for now)
For real estate agents. Other trades get their own list of authorities.
The Census Bureau’s figures are what owners estimate their homes are worth and what renters pay now, never sale prices or asking rents, and each names its survey and year. This product uses the Census Bureau Data API but is not endorsed or certified by the Census Bureau.
Paused: Zillow, Redfin, National Association of REALTORS®, Homes.com, Trulia, Freddie Mac, FRED (St. Louis Fed), California Association of REALTORS®, CoreLogic, ATTOM, Mortgage News Daily and Bankrate. Their terms don’t allow a service like Verity to use their data without permission. Figures already saved from them aren’t shown or used. Realtor.com is off the list: its terms bar using its content with AI.
rules and timelines
Checked against the law or form.
Some numbers aren’t market data: a deadline in a federal rule, a California statute, a standard contract. Verity states these only as reviewed, each with a receipt that names its source, and re-checks them every year. California’s apply only to agents working there.

how a number gets in
Read, written down, then used.
She reads the authorities
Each week Verity reads the sources above, and only those. Nothing else is searched while the others are paused.
Every figure gets a receipt
Who published it, the period it covers, the exact place it describes (a city, a county, or a metro spelled out), and the link it came from when there is one. Every receipt is on your My Market page.
Your drafts draw on those
Scripts, posts and newsletters take their figures from that list and say the period when it matters. Every draft is marked for you to check before it goes out.
how she’s built
The rules she works by.
No competitors as sources
Her search reaches only the authorities above, so another agent’s blog or market update can’t be where a number comes from.
No guessing a missing figure
She’s built to leave a figure out when the search can’t find it, rather than estimate one.
No blending numbers
When sources disagree, she keeps the one with the clearest source and period. She’s built not to average, round or adjust a figure.
No made-up listing facts
Beds, baths and price come only from you. Features come from your notes, or from what’s clearly visible in your own photos.
Numbers you can stand behind.
